Schnitzer Properties opened its Las Vegas regional office in 1995 by acquiring the 400,000 SF Green Valley Business Center.
Today, the portfolio includes 38 properties totaling over 10.7 million SF. As one of the largest owners of multi-tenant commercial properties in the Las Vegas metropolitan area, the company satisfies a spectrum of tenant needs, from 500 square feet for start-ups or incubator tenants to 300,000 SF for major distribution businesses. With projects in every part of the valley, location requirements are relatively easy to satisfy. The company’s development team completed its first local “ground up” project, Henderson Commerce Center Phase I, in 2002. At the intersection of I-515 and Warm Springs Road, this 240,000 SF project was the first phase of a master planned, multi-tenant industrial of over 1.5 million SF. Other local developments include constructing the 258,000 SF Sunset Airport Center II in the heart of Las Vegas, Tropical Speedway Distribution Center Building A in North Las Vegas, totaling over 375,000 SF. Redevelopment is part of a corporate strategy to enhance existing properties in excellent locations that require an investment to fully realize their potential. Examples include the $10 million transformation of the 375,000 SF former Spring Mountain Business Park into a uniquely themed Asian retail and business center just two blocks from the famed Las Vegas Strip. It was renamed “The Center at Spring Mountain” and is home to 200 businesses.
